Hastoe is an award-winning rural housing association, established over 60 years ago and now managing more than 7,500 rented, shared ownership and leasehold homes, mainly located across the south of England from Devon to Norfolk.

As a social landlord and leading rural housing specialist, Hastoe’s mission is to ‘build sustainable homes for sustainable communities.’ The organisation works closely with communities, councils and a range of other partners to build new homes that enable local people to remain within their communities and keep rural services sustainable.

Hastoe’s primary method of development is through the Rural Exception Site model, which means homes are built to meet an identified local housing need and will be available for people who live and work in the local area in perpetuity. Hastoe also works on selected developments in larger villages and market towns that serve their surrounding rural areas, as well as delivering Section 106 schemes in partnership with developers and councils to meet local housing needs.

Hastoe is passionate about environmental sustainability. Its commitment to quality, sustainability and the long‑term resilience of rural communities is reinforced through its Hastoe New‑Build Standard (HNBS), to which all new Hastoe homes have been built since 2021. The HNBS sets clear minimum requirements, performs strongly against comparable standards, and ensures consistency across Hastoe developments. It exceeds building regulations on energy efficiency, meets nationally described space standards, and supports designs that respond sensitively to local character.

Hastoe remains one of the few housing associations continuing to deliver affordable homes in rural England. The organisation plays an active role in supporting and influencing the wider rural housing sector, engaging with local authorities, funders and policymakers and developing case studies that clearly articulate the social, economic and community benefits of Rural Exception Site delivery and rural, affordable housing.
